How It's Calculated

SDLT is charged in slices — only the portion of the price within each band is taxed at that band's rate.

🏠First-time buyers pay 0% on the first £300,000 and 5% from £300,001 to £500,000. Above £500,000 the relief disappears and standard rates apply.
🏡Second-home and buy-to-let buyers pay an extra 5% on the whole price, with no nil-rate band. You can usually reclaim it if you sell your previous main home within 36 months.

Stamp Duty Tips

  • Budget for it: stamp duty is due on completion — it can't be added to your mortgage.
  • Married couples: if one partner has owned before, the higher rate can still apply.
  • Shared ownership: first-time buyers can elect to pay on the full market value and keep the relief.
  • Non-UK residents: an extra 2% applies to the whole price if you don't spend enough days in the UK. It's charged on top of the rates above (and the second-home surcharge if relevant).
